Q. Does Green Key Advertise across the UK?

Q. What do I need to do when I find a tenant with Green Key?

A. The first step is to write your property advertisement using our simple portal and then upload photos of your property, (we can always help with that). Once you've found a suitable tenant, you can ask Green Key to reference them. Q. How long has Green Key been around?

A. Paul Horton started the business back in 2016, since then we have helped hundreds of landlords find the right tenants for their properties


Q. Can letting agents use Green Key

A. Unfortunately, we cannot advertise on behalf of letting agents, only landlords, as this would go against our terms and conditions with our portal partners.


Q. Can I use more than one agent to advertise my property?

A. Yes, you can use as many agents as you like, however, it may seem confusing to those searching online if they see the same property advertised multiple times, plus this can also make you look desperate which is never a good sign to tenants. Make sure you check with the agents you are thinking of using as some do have it in their terms and conditions that they don't allow you to advertise with multiple agents.


Q. Who do Green Key use as their reference provider?

A. Green Key has a long-standing relationship with "Vouch", who also provide landlords and tenant insurance policies based on the outcome of the referencing.


Q. Can I reference applicants that are new to the UK?

A. If a tenant does not have a UK bank account then we would be unable to carry out a credit check. Always ask your potential tenant to provide a UK based, home owning guarantor who we would be able to reference. You could also ask for a larger upfront payment in lieu and greater deposit.


Q. How long does the referencing process take?

A. The referencing can take anything up to a week or two, depending on how willing the applicant's contacts are at getting back to the "Vouch" team. Sometimes the tenants will be asked for additional information, which can stall the process temporarily.


Q. What amount of money should I take for the deposit and what do I do with it?

A. A tenants deposit generally as a rule of thumb should be no more than 4 or 5 weeks of the rental amount. The deposit minus any holding fees, you may have taken at the application stage needs to be protected by a government backed custodial deposit scheme (Green Key use the DPS and the monies are held by them).


Q. Can I have my tenancy agreement before the referencing is completed?

A. As the tenancy agreement is tailored to your needs and requirements, we are unable to send you a draft copy of the AST. Prior to completion of referencing.


Q. How long does it take before I see my first rental payment once the tenant has paid?

A. We collect your first month's rent with the deposit as part of the tenancy sign-up service and you will receive the payment within 7 days


Q. How much does an inventory cost and can you organise this for me?

A. The inventory price will differ depending on what company you use. We use a recognised UK inventory supplier who is accredited by ARLA and The AIIC. If it comes to it that there is a need for a deduction at the end of the tenancy, then we feel more confident that the inventory has been completed properly. The adjudicator will always look to see that the check-in and check-out reports are impartial and signed by all parties.


Q. Do I need an EPC, What do they cost and how long does it last?

A. The Energy Performance Certificate (EPC) is based on the energy efficiency of your property. It gives the tenant an indication of the estimated running costs of the property and CO@ impact. An EPC is valid for 10 years and has to be carried out by a certified EPC assessor, this also needs to be displayed on your property prior to it going live on all the portals. A copy must be supplied to your new tenants on move in.


Q. I want my property fully managing, but don't want to pay the high street prices?

A. Green Key "Full Management" package costs £249 plus 6% per calendar month which includes advertising, inventory, legal paperwork and set up of the property management.


Q. What do I do once I have found a tenant?

A. If you are using our referencing service, you can order this online from our website. If you are referencing through another provider, or doing it yourself, you can temporarily stop your advertising whilst you do this.


Q. Can I advertise my student room or commercial?

A. Yes, we do single room listings, this will cost £49 per room, per month and is charged on a monthly basis until the property is let. If you have more than one room, we charge a standard fee of £100 per month until let.vWe don't unfortunately get involved with commercial lets.


Q. How long does it take for my advert to go live?

A. The Green Key team need a small amount of time to approve your property which could take up to 1-2 hours during the working day. If you upload your property between 6pm - 9am, it will not go live until the morning (please understand the process is not automated and the Green Key people need sleep at some point!)


Q. What happens when an applicant enquires?

A. You can call or text them if they've provided a contact number, or send then an email. Don't hang about and wait for them to call you, be proactive and you will let your property faster.


Q. How do I know what the right rental price is for my property before I make my advertisement live?

A. Local markets differ when it comes to rental comparables, the best recommendation would be to search the portals (Zoopla, OnTheMarket etc.,) for similar properties so you can compare style, location, size and d'cor and get the rental figure you feel comfortable with. Agency's will give you a good idea of price, but remember they are looking to win business and therefore be a little over optimistic in their valuation.


Q. What happens if I am struggling to get any interest?

A. Talk to us! You have a dedicated Green Key letting superhero at the end of the phone who can advise you on some market tricks to possible help increase the amount of enquiries coming through. Remember, we have done this for years, so don't give up, we don't and we can always help!


Q. How do I choose the right applicant to go in my property?

A. Firstly, make sure you know what type of applicant you would prefer in your property and make sure your property advert reflects the right information to attract that type of person. Always ask the right questions and don't be afraid to be a little personal. The referencing will ensure you've covered all bases.


Q. What number of tenant enquiries can I expect to receive?

A. We ensure that when you advertise your property with Green Key, it has as much exposure as humanly possible. However, there is no way of measuring the amount of interest your property will receive and certainly no way of knowing how many will contact you. There are many different reasons that can affect this depending on the time of year and the demand for rental properties in your area, local competition etc. The pricing and photos alongside the necessary information will maximise the interest. Q. Can I upgrade my package or add a further service?

A. Yes, you can upgrade or add at any time, just call up Green Key and speak to your account manager.


Q. Can I change my photos?

A. Yes, you can log in at any time and edit any of your photos or details, you can also add additional photos, remove or exchange.


Q. Should I let my property furnished or un-furnished?

A. This is completely dependent on your circumstances and is always something that can be decided with the incoming tenant, we always say the property is available unfurnished or furnished. Adverts for furnished properties often receive a better response than unfurnished in cities. Be prepared that if the tenants don't want the furnishing, then you will have to organise storage.


Q. Do I need to be present for the viewings?

A. Yes, you or a trusted friend or family member who you can trust needs to be at the viewing. Green Key don't carry out viewings and you need someone at the property 10 minutes before to let the applicant in.


Q. My advert has been stopped, but has not reached the 90 days limited period? What's wrong?

A. If your advert receives 60 enquires then we will pause the advert and get in touch with you. This is because we want to make sure that you are not being overwhelmed with interest and the property is priced accordingly. If you still haven't found the right tenant, then please get in touch with us and we will put the advert back live.


Q. How long is my property advertised for?

A. Your property is advertised for a maximum of 90 days or 3 months.


Q. Can you help me write my property description?

A. We can certainly help you write your description, but we can't write it for you as we will never know the property better than you, but are more than happy to help as we have helped 100's of people.


Q. What's wrong with advertising on Gumtree?

A. There's nothing wrong with advertising on Gumtree, but as the website is not seen as a go-to place for property lettings or sales, you might find the time and investment you get is less likely to lead to a viewing from the right sort of tenants. Tenants who are generally on Gumtree want to avoid paying the proper fees or are looking for landlords who don't use the proper methods to rent out their properties.


Q. Do I need professional photos and floor plans?

A. You don't have to have professional photos and floor plans, but it can be useful to show your property off in the best light so to speak. It's a personal choice, but you might find investing early will help the right tenants to start contacting you faster.


Q. How do I take photos of my property?

A. We recommend using a digital SLR camera with a wide angle lens, most estate agents use a 10-20mm f/4-5 lens to shoot property photography. Most people will opt for their smart phone as it takes good quality pictures. You need to ensure you are showing all the spaces around the property off well. You know how good your property is, but the person seeing it online has never seen it before, take different shots from a number of different angles of each room. To get the best possible response, you can always use a professional photography service.

As a tenant you will get to deal with the landlord directly from the offset. When you enquire about a property we send the landlord your details and send you the landlords details and send your details to them. You can then contact the landlord directly to discuss the property in more details and arrange a viewing.

Q. Do I have to pay application fees If I find a property to you?

A. The only fee Green Key tenants pay for is for the comprehensive referencing, the fee for this is £90 per individual tenant and guarantor. We don't charge any move in fees or renewal fees etc..


Q. Can I have the landlords contact details?

A. If you have seen a property that you think suits your needs via either Zoopla or OnTheMarket, you can enquire directly on the advert, by requesting more information by filling out your details. In order for us to send your details on to the landlord, please confirm you are happy for us to send your details.


Q. What happens if I can't get hold of the landlord?

A. We speak to our landlords regularly and encourage them to act professionally and contact every enquiry even if the property has been let. Our landlords may receive many enquiries about their property, so please be patient.


Q. Can Green Key help me find a property in a different city?

A. We are a national online letting agent, so if you search our website, you will find all the properties we have available in the UK. Click Here for see the current availability.


Q. How do I view a Property?

A. You can set up a viewing by contacting the landlord directly, Green Key do not get involved with booking viewings.


Q. Does the landlord accept housing benefits or Universal Credit applicants?

A. Unless the adverts states, you will need to contact the landlords and discuss your personal circumstances relating to benefits


Q. What does referencing actually cover?

A. There are a number of parts that make up a full reference process.

Q. How long does the referencing process take?

A. It's very difficult to put a timeframe on the referencing process as there are many different factors to consider but on average it can take up to 7 days. If you are looking to go through the process of an application, ensure you make payments and fill out the forms sent you by R4S as quickly as possible so we can start carrying out the checks, if possible please let all the parties who are involved in your reference process know they will be getting contacted by R4S (Vouch).


Q. How do I pay for my referencing?

A. Due to the new legislation on June 1st 2019, no fees are payable by the tenant.


Q. When do I pay my first month's rent and deposit?

A. If your landlord is using Green Key to draw up the tenancy paperwork, you will need to pay all the monies prior to move in, we usually recommend sending the money 3-5 days before your scheduled move in date.
